Mortgage Planning  is the process of listening to the clients unique circumstances and laying out a strategy to best meet their needs. As  mortgage planners, our role is to help homeowners successfully manage their home equity to increase liquidity, safety, rate-of-return and tax deductions. We believe it is our responsibility to help our clients integrate their mortgage into their overall long and short term financial and investment plans to improve cash flow and minimize interest expenses.

One of the goals in building a mortgage planning practice is to transcend the transaction mentality that is so pervasive in the mortgage industry and move into long-term, high trust relationships with our clients. Asking more meaningful questions then what is on an application gives us the opportunity to maintain contact with our clients. That way we can continue to add value to the relationship long after a loan closing. We continue to track a placed loan long term so our clients not only have the best loan today, but also will have the best loan as time goes on. 

It is imperative that we help our clients see the truth about how their mortgage, which they may have viewed as a strategic liability, is actually one of the most efficient ways of borrowing to grow wealth. Debt reduction is not a wealth strategy, it's a cash flow strategy. Wealth creation happens by making sound decisions about where money is invested.

 

A Strategic Refinance to consolidate your debts can also free up cash to actually invest toward your retirement. Carrying high interest debt can prevent you from saving money and or making other investments. It may make fiscal sense to tap the equity built up in your home over the years to consolidate your debts into one payment. This approach often reduces your monthly obligations while increasing your tax deductions.
